Villa Miramare Holiday Rental:

Our Terms & Conditions

 

Reservations & Payment:

On receipt of your booking request, we will confirm and reserve the dates for you for up to 7 days.  A deposit of 30% has to be received by us before a booking is secured. Payment of your deposit will be taken as your acceptance of these terms and conditions and will constitute a contract between yourself and us. If the deposit payment has not been received within 7 days from our confirmation we will make the apartment available for re-letting. Final payment of the balance must be made 8 weeks before your arrival date; we will send you a reminder at the appropriate time.   For bookings made less than 8 weeks before your arrival, the full amount will be required on booking.  Return bookings will attract a price reduction depending on the period.

 

Payments can be made in Euro (or Sterling at the prevailing Post Office rates) via Bank Transfer or via Paypal. Any Bank Transfer charges must be paid by Guest making the booking.  Payments via Paypal will attract an additional 4% charge to cover our costs.

 

All prices are fully inclusive of normal use of electricity, heating during cold spells, hot water, bed linen, bathroom towels & use of pool and internet Wi-Fi.  Bed-linen and towels will be changed every 7 days.

 

Cancellation:

Cancellations must be made in writing by the person making the original booking. Cancellation of your booking twelve weeks or less before your arrival date will in any way result in loss of your deposit. If we manage to let the Villa out to another party we will endeavour to return your deposit minus any monies used to re-advertise it. We strongly advise you to purchase travel insurance to cover any possible cancellation expenses.

 

Cancellation Refunds:

Up to 12 weeks notice – Full refund

8 - 12 weeks notice - Your initial deposit retained as cancellation charge.

6 - 8 weeks notice - 50% of the total amount paid will be refunded.

4 - 6 weeks notice - 25% of total amount paid will be refunded.

Less than 4 weeks - no refund given.

Any bank charges on refunds will be at your expense.

 

Smoking:

Smoking is not allowed in the Villa or near the pool at any time. If you smoke outside (in the grounds) you must dispose of ash and cigarette ends responsibly.

 

Arrivals and Departures:

Please arrive after 3.00 pm on the first day of your holiday. If you anticipate a later (after 7:00 pm) arrival, please let us know and we will do our very best to accommodate your needs.  In order to give us maximum time to prepare the Villa for our next guests to our high standards, we ask you to vacate your Rental by 10.00 am on the day of your departure.  We ask that you leave the Villa clean and in good order on your departure, just as you found it on arrival.

 

House Rules:

  • You will find a set of keys for your Villa in a key box and you must return the keys on departure. 

  • Please leave your Villa reasonably clean and in good order on your departure, just as you found it on arrival

  • The Villa can accommodate a maximum of 4 people in two bedrooms - double & twin beds.  The Villa is NOT suitable for children under 8 years of age.

  • You are responsible for ensuring that the Villa is maintained and left in the same state of cleanliness and repair as you found it.  Please report any damage, breakage or loss to us, as soon as is reasonably possible, so that we can put things right and, in any event, please replace any small breakages during your stay. The cost of any repair or replacement or any loss or damage to the property or fixtures/fittings, must be paid to us at the end of your stay.  We strongly recommend that you take out travel insurance to provide personal and public liability protection.

 

Pool use:

You may use the open-air swimming pool, which is unsupervised.  The pool is approx. 1.3 metres deep and consequently, for your safety, no jumping or diving is allowed.  We aim to keep the pool water clean and minimise the use of chemicals, therefore we ask that all guests always take a shower before entering the water, to wash away any lotions or sun protection which will leave a residue on the pool sides & water surface.  The pool at Villa Miramare is for the exclusive use of the residents only; please respect the peace and quiet of your neighbours at all times.  For your safety, no drinks in glass containers are allowed by the poolside.  In order to ensure adequate cleaning & maintenance, the pool will be periodically cleaned by our gardener in the early morning.  Please remember that the pool is unsupervised and you are responsible for your own safety.

 

Liability Disclaimer:

The owners or their insurers shall not be liable for any loss, damage or injury suffered by the guest(s) while on, or in any way connected with the property, so please take out holiday insurance. No liability will be accepted for any loss, damage, expense, injury or inconvenience by reason of any defects in the structure of the property, plumbing, electrical systems, water or failures in the supply of utilities. The accommodation is only for the use of the persons specified during the booking process and is restricted to a maximum number of 4 guests.  There are some steps in and around Villa Miramare and use of the grounds and our pool is at your own risk.

 

General Points:

  • The tap water at Villa Miramare is safe to drink and we suggest you do not buy any bottled still water during your stay for the sake of the environment.

  • We would advise all our guests to make sure they have adequate insurance cover for the duration of their stay.

  • Villa Miramare is situated in a quiet, rural area, but the normal sounds of country life can be expected.

  • The owners or their representatives may at times need to access the Villa for essential maintenance. This will only be done by prior arrangement with the guests.  Access to outside areas reserved for guests’ use may be necessary for gardening, watering and any essential maintenance.  However, in order to respect our guests’ privacy any maintenance will preferably be done when the guests are out, but may be necessary when they are on the premises.         

  • Whereas we sincerely hope you will not have any cause for complaint, should any problems arise during your stay please report them to us at the time they occur so that we can, hopefully, resolve them there and then.  If you feel you have cause for complaint, please let us know in writing no more than 2 weeks after departure.

  • All information on this website is, to the best of our knowledge, accurate at the time of publishing.  However, small changes may occur from time to time.  The website will be corrected as soon as we are made aware of these.
